Co-op prices: what's going on here?

I just started looking at co-op listings in NYC but the prices are completely all over the place (give or take 100k) Within the same building, comps are quite strong, but even in a building nearby, prices are completely different... what is going on here, am I just missing something? The cheaper one is on the second floor (I guess that is worse than 5th floor?) but is much closer to more trains and across from whole foods. Do these attributes really deserve a $70k price difference? Pricing seems to be very closely comp'ed within each building but between buildings it doesn't follow much of a rule... [less]

some sellers are more aggressive than others but this is pretty interesting to see
but this seems like a wider gap than just aggressive asking price no?
Not just a discount for being 3 floors lower, but living on the 2nd floor overlooking 57th street. Not exactly a quiet location
i don't see the "worse location" part. only a few steps from a few train lines. on 57th, it's more of a shlep.
as E24 pointed out, 57th is a busy 2 way street, so there's always a discount for that.
57th Street has a newly renovated kitchen You would probably want to redo kitchen on 51st. Crown molding on 51st makes the ceilings look higher. How comparable are the bathrooms? You should figure cost inclusive of whatever renovations you want to do, also figure out how that will impact the financial statements you make to the board.
only 60k diff in asking u call that all over the place??? what the heck
@caonima: It's 69k difference which is +13% asking. There are actually wider discrepancies I've seen during my open house visits, these are just two listings I've found that are super easy to compare.
@NativeResident: The bathroom in both apartments were similar quality to their own kitchens (the cheaper one was newly renovated, the more expensive one was similar to its own kitchen, some updating would likely be needed but obviously still useable). I'm new, hence the questions anyway, so no idea how much it would cost to make them comparable
Isn't 57 Street a major cross street with more traffic than 51st and therefore noisier with cars heading toward the 59 street bridge? Maybe that has something to do with the price.
