Remember those silly people that claimed Manhattan would never rebound from the recession? Remember those silly people that said PSQF prices would adjust to $500? Remember those silly people that said inventory would approach 20k? Remember those silly people that said rents would continue to plummet? Remember those silly people that said it was foolish to buy in 2007? I just wanted to say hi to all of those silly people. Where are you now silly people?

Hey SWE, glad to hear you are finally admitting the market is up!
RealEstateNY: Yup. The same Brooks2 who now claims he rents in a prime location, full service, luxury building, and this year, despite rising costs (real estate taxes, energy, unions, etc.) and strong rising rents across the board, all he had to do was ask his landlord not to raise his rent at all because he's such an asset to his building, and so they didn't.

No matter how strong the market a good tenant at a few bucks less is worth the money saved in not having to paint, have the place empty for a month, etc. Say 3K/mos in rent. You're talking 5K or so in costs (or 400/mos over a year's lease)

Something that evaded the intellectual capacity of some " professionals"
Last time i rented in Manhattan was 1981 - 1985. Rent was 650/mos (525sf West Village co-op) when I started and 675 when i finished. Landlord told me that she only increased the rent once nominally because I paid on time; never complained; and the builing had no issues with me. I think the rent went up 8 - 10% when I moved

Different world, that's gone with the wind.
There is still a monetary value to not turning over a tenant. No one is going to give away anything; no one ever did. They do, however, figure the cost of flipping the unit into a decision to renew someone at less (not tons less) than market rate. It's good business

he might be living on Rikers Island, in a room with a great river view
Rikers is part of NY County whereas I believe the floating barge goes with the Bronx. Kylewest might know.
is it just me or the real estate market is really on fire? I looked at the market 5 months ago and since then I feel the prices have gone up considerably. My friend told me that he sold his place just last year and now that he is willing to buy again he feels the prices have priced him out. upper east side, 2/2 condo are higher by $100k-200k now then few months ago? Is that true?
Steve's purchase will be in great shape once sinkholes start reducing florida's inventory.
