Discussion about 771 West End Avenue #3C1
How come the maintenance is so low? Beautiful lobby, 24hr doorman, pre-war, everything is very well-kept, hallways are hotel-like, nice renovations, rooftop terrace, basement storage, bike room, etc. It's a small unit, but I've seen far smaller. Any ideas?
No ideas? Or could this just be one of the very few indisputably extremely well-managed buildings in NYC?

4. Building where monthlies are reasonable overall;
5. A possible "carve-up effect".
#5 is the reverse of the more familiar "combo effect". Whereas combination apartments tend to wind up with more than their fair share of coop stock, carve-ups sometimes end up with less. Even if the apartment was split before the conversion (as is usually the case), sponsors sometimes keep things simple by giving the two units the same total number of shares that the original, single unit would have received.
I believe that many of the apts in that building are fairly large, so maybe the formula for the allocation of shares gave a little break to the smaller apartments? Or, they maybe allocated shares based on view, so this apartment, which has only a view of the airshaft (maybe the entry court) got fewer shares?
