241 Fifth Avenue - New Condo

Agreed that location is pretty amazing. Exterior is also gorgeous and does not try too hard. I would prefer this building over Huys and 160 east 22nd street. I would imagine pricing would be similar which seems rather fair for the area. I looked at the Victor Homes website and it looks like they have done a few high end developments in nyc before.

what were the prices for Huys and 160 E 22?

I think the priceis range 1650/psf to close to 2s.

I think 160 E 22 and Huys are over 2s at this point. They will probably raise prices soon due to the amount of units arleady in contract. 241 Fifth would be a better value buy at close to 2.

Saw these and liked them for the most part (told them to get rid of the godawful fixtures and sinks, some other design choices are highly suspect), but though they were quite expensive. Good floorspace and layouts, but very high-priced considering low floors, not that much sunlight, and not a well-amenitied building. No tax abatement.

Hi 3BRSearch, what other new properties in the area are you looking at? I looked at the Huys as well - the location is not great (next to subway station and McDonalds) and the new Toll condo next door will block some views/lights. However, the interiors are gorgeous and its a beautiful building?

Have you looked at the Grand Madison at 225 5th Avenue?

The three-bedrooms, ranging in size from about 1,360 to 1,700 square feet, will be priced from $2.4 million to just over $3 million. The two-bedrooms will range from 990 to more than 1,200 square feet and will be priced from $2 million to about $2.75 million. The one-bedrooms, with 560 to 640 square feet, will start at $1.2 million, and the 500-square-foot alcove studio will be priced at $950,000.
