I also looked at this back in the fall. Shareholder approval is needed. I think its a 50% down building but not certain. It's in a nice building but the unit needs a new bathroom and kitchen, and I thought, new floors. I think it goes for around $450k .
Yes, board approval is required but 70% financing is allowed. But notice the price is already dropped again! :) Actually, I found the kitchen and bath to be "ok" in that the appliances don't need replacing. Building is great though, new gym, courtyard and storage. I'd say 500k. Still a good deal for a high floor unit with a park view in Carnegie Hill.
500K in this current market only. Any other, and I'd say mid-400s. Remember, it's still a studio, and not "expansive" or "loft-like" by ANY stretch.
Yes, it isn't large, about 400 sf. I'm guessing 500k just because of the location and the park view.
Looking at the floor plan it looks to be about 300 to 320 sq ft. Wasn't this the unit with the squeaky floors?
Yes, it was a bit squeaky. The space seems bigger than 300 though because of kitchen and 2 large closets.
The 10A buyers did end up buying 10F. Then they bought the length of hallway from the co-op, so have restored the original pre-cutup footprint of 10A.
