Gentrification of West 90's?

The articles recently on lack of potential development properties has me thinking. Just wondering what those in the industry or with interest expect in terms of gentrification of the West 90's, particularly east of Broadway. Is there hope or will it just take too many decades with all those presumably rc/rs buildings along Columbus? Seems like the area up to Whole Foods could be fertile ground with the CP proximity, but is it too hard to turn over those buildings?

Most of the area is gentrified and has been for decades...

Forget east of Bway. How about Bway itself from low 90,s up to low 100's? it has been a hideous blight as long as I could remember; especially the area around the Ariel buildings.
