happyfeet212: What makes it a good investment property? The $3K/month of rental income? Hard to see much resale upside, since the apartment has been on the market at essentially the same price for seven years.

Thanks West 81st. Although not the most appealing property in terms of curbside appeal or amenities, I was thinking prime location and lenient sublet policy (although there is a yearly fee for subletting) in terms of investment and potential for appreciation down the road. I saw that the apt had been on/off the market for years..not sure what that signals.
