The Charleston - Tax abatement ends 2019

I am wondering what comps might predict the extent to which taxes will rise when the 421a abatement dissolves. Any thoughts?

If you haven't already reviewed it, a good place to start is the offering plan. It should contain an ESTIMATED RE tax schedule with and without the abatement.

The taxes after the 421a abatement will be approximately 4 time what they are now at todays tax rate. This will affect comps but only slightly. This building is about 5 years old and many other buildings in the same class and built around the same time will have their abatements ending about the same time.

Go look at the tax bills for some apartments. #2J is now paying three-thousand-something, and the city says it'll be about $13K after the 421a ends. They're in year four of a ten-year abatement.

Besides the tax bill, the Department of Finance has another site where you can look up exemptions/abatements for a particular apartment.

i misunderstood about " 4 time what they are now at todays tax rate." . i thought it was 4 times of today's full tax rate (without rebate).

I had no idea it would be that high. Dangerous to buy at the prices this crazy market is suggesting are sustainable. I will wait till things alm down.

annual property tax is approx. 1% of your home value. property tax is based on assessed market value, thus, the more expensive your condo unit is, the higher the property tax.
