Suggestions & Comments are welcomed- We unfortunately ran into a situation where our current tenant stopped paying us rent and has Not paid us rent for several months. We retained a real estate attorney and are now evicting this tenant. We genuinely do not wish to go thru this stressful, painful and financially difficult process ever again. Therefore, could someone please recommend a website that has a list of Bad/Delinquent tenant(s) in NYC? Many thanks....

These are part of the risks of being a landlord.

Did you run a credit report before leasing to them? Im curious as to what was their score if you did.

You can offer them cash to move out so to avoid eviction and potential damage to your apartment.

Seriously though, it is a lottery when you rent:

- Good Credit Today, Bad Tomorrow
- Great Paying Job Today, Out Of Work Tomorrow
- Not Addicted To Meth today, Jesse Pinkman Tomorrow

Stick to a formula that works and hope for the best

1. Income Requirements,
2. Credit Check,
3. Assets, and
4. Facebook stalk them

The best thing to do is get them out ASAP and get someone in there who will pay.

Can you tell us more about the tenant?
How many ppl and what is the relationship?
Ages?
What was source of income? Did they lose that income?
Where are they from? NYC or out of town? Or out of the country
How much was the rent? What kind of building?

How carefully did you vett these people? A friend works as a property manager & says that he has access to what he calls "too much" information after someone fills out a rental agreement. That said, you can still end up with a problem tenant. They're out there.

Its all about due diligence...
You should've called his prior landlords the see if he/she had issues.
You also don't have to decide on the person right away you can wait for more applications before choosing.

I don't know how much your attorney is charging you, but if it's a lot, find another one.

I think you may want to inform your tenant that if you do succeed in evicting him it will show up on his credit report as a judgement of eviction. It will be there for seven years and will seriously hamper his ability to find another place or for that matter obtaining credit or a job.

Call the Rent Stabilization Association at 212-214-9255. They have a screening service called "Court & Credit" or something like that.

According to my friend who has been doing rentals for years, you don't want to call the current LL; she may be eager to get rid of the tenant. Call previous LLs who don't have a dog in the fight.

rrstreeteasy3, my idea would be to create a thread/discussion right here on Streeteasy, naming names and all. Bad tenants are a scourge of the small LLs, and they do deserve to be named publicly. What they do is knowingly commit theft of services, breach of contract, and probably a few more.
Checking them out beforehand does not help things. Like with co-ops/condos, a good buyer suddenly becomes a terrible neighbor. Suddenly os the operative word.

op, did you do a proper tenant screening with landlord tenant court, criminal background, etc prior to getting into an agreement with this tenant? do you work with a real estate agent?

Jim, one question, regarding the criminal background check, would that include someone running an immigration scam with his "wife"?
