Brooklyn has a lot of appeal on its own merits. I was in prospect heights this weekend and they had a bunch of streets closed off with a bunch of little street parties with kids everywhere. Really chill environment. Could see where it is just much more appealing for a parent. In your examples you are also missing the maintenance costs.

I agree the city should be higher. But sometimes its not about value but about lifestyle, and schools. Prices for realestate are sometimes about where the investors are buying not what is the best value. Value ultimately wins but sometimes takes time.
