Discussion about
What, if anything, should I do? The apartment is stabilized with preferential rent. The legal, stabilized rent number is several hundred above what I've been paying.
I believe if it's rent controlled, they MUST issue a renewal lease. Not sure, but I'd assume something is similar for rent stabilized units.. Have you tried contacting management/the landlord?
It's the opposite. For RC, no lease is required. For RS, there is. See http://www.nyshcr.org/Rent/factsheets/orafac4.htm
I don't know what wrinkle the preferential rent may add to this. You should do a lot more googling.
Ah, I knew it was one or the other. Thanks NWT!
I think they have to offer me a renewal since it's stabilized
did you call the landlord
They do have to give you a renewal. There is no alternative. Legally, they are supposed to have it to you by either 60 or 90 days prior to lease expiration (don't recall which) and you are obliged to return it by 30 days prior to commencement of new lease. I do not know if preferential rent can be terminated at any time. If it can, they will simply return you to the allowed stabilized rent amount. In the event they do not send you a new lease, you will stay in the apartment at your current rent until they renew you. You should call and inquire, but the responsibility here is on their end, not yours.
I haven't called the landlord. Ever, actually. I'm thinking I shouldn't do anything so that my rent doesn't go up for a while, if they forgot about this. However I did tell the super that the lease was coming up and I didn't a renewal yet.

se, why?
Call the DHCR, or maybe the Metropolitan Counsel on Housing.
DHCR Manhattan is at 25 Beaver Street
Do not call the DHCR.
If you have a RS lease with a preferred rent, there is zero benefit to you to actively seek or agitate for a renewal.
