Discussion about 660 Bergen Street #1D
Does anyone know the quality of this unit / building? I heard mixed reviews that the building has had issues of illegal half baths in some units, and 'illegal' spaces supposed to be only a 1 bed per offering plan but are being sold as 2 beds...can they do that? Combination of Karl Fischer and Isaac Fischman raises concerns. Although, love the location... Any insights will be appreciated!

The condo board is suing the developer, the architect, and something called Evergreen Products LLC, which I believe is the HVAC contractor. The case isn't e-filed, so don't know what their complaints are.

The first-floor units have cellar recreation rooms, labelled as such in SE's original plans but called bedrooms in the resale ads. The city wouldn't allow full baths in the cellars, but the half baths are conveniently positioned next to spaces that could become showers.

Many of the upper-floor units have a large storage room that couldn't be called a bedroom because its only window looks onto an interior fire stair.

And yet these places are selling for over a million?? Are the current buyers ignorant or is it just the current mad fad for anything that pops up in these parts of Brooklyn? Sounds like those who go for it are going to be in trouble! Can anyone who went to the open house of the units in the market recently comment on the state of this building and anything more on the units? I was almost thinking of checking it out but glad I didn't!

It was listed at $599,000 in 2009. I wonder what it sold for then. That owner's got some chutzpah thinking that they can double their price in less than three years.

10/27/2009 Previous Sale recorded for $585,493

That included transfer taxes.

They're probably basing their asking on the neighbor having just gotten 1.3-something million. They have two rooms in the cellar rather than this one's one.

@NWT: Thanks for the insights. How do you know about the condo board suing developer and such details? Just curious. That kind of information is so difficult to find and appreciate you sharing this info.

First, figure out the identity of the parties. The sales records on SE tell you the sponsor is 660 Bergen Condominium LLC. If there hadn't been any sales yet, you'd need to follow the "Team" etc. links on the condo's website to find out who's who, or just google around.

Then go to https://iapps.courts.state.ny.us/webcivil/FCASMain

Then use Party Search to find cases involving "660 Bergen" as either plaintiff or defendant, and follow the links.

$1M for a small 2 bedroom? isn't it better to rent?

Total Monthly Payment $7,674

seems that sth better located and bigger should be available for rent.
