What is the value of this property, in your opinion? It's about 1700 sq ft, renovated, but in lower Harlem. No doorman. Any relevant comps that you know of?

It's difficult to tell since there's no floorplan. It looks like the owner is trying to comp it to the sale of 3D, which sold a year ago for $675k. Despite improvement in the market, I don't think this will go that high.
1. Next to the elevator on the first floor, which means it'll be constantly noisy
2. Design looks clean, but not entirely coherent or high-quality
3. Windows are right on the street and have no bars meaning that there's a security risk and privacy issues.
I wouldn't be concerned about the school districting given it's a one-bedroom and listed as a pied-a-terre. This wouldn't be a factor for most buyers. You might be able to combine it with 1B however. I just don't see many people paying more than the $430k paid in 2005 for 1A.
Here is a similar apt. with a better layout in a better building in a better neighborhood that doesn't face the street that went for ~500k.
