Not an interesting apartment, layout,renovation or decorating. You must live in the building.

I find it interesting that a flip for 50% is possible and economical in a building with such strict financing requirements. I was just hoping to get others' thoughts on this as I haven't seen many similar situations.

I doubt that there is much profit in that "flip." That appears to be a pretty extensive renovation (so extensive that I can't seem to find the 1/2 bath on the floor plan). But no pictures (nor reference to) the baths. The building description says pied-a-terres permitted (as are, aparently, rentals).

While I certainly would have taken out the maid's room, I would have left behind a powder room, enlarged the kitchen and built a laundry room/pantry, and turned the library into a dining room.

That dining room is a clausterphobic travesty. Library superfluous to the nice sized living room.

Agree it would have been better to nix the library and make a bigger dining area, kitchen and if possible laundry stack and/or powder room.

If there's a half-bath, it might be a toilet left behind in the former maid's bath marked Laundry on the plan.

The asking is just about what B/C/D lines were getting in 2008. They're all about the same size, with the C & D having slightly smaller rooms. The A has same layout but with a second maid's room tacked on.

Hah, if that .5 toilet is cached in the laundry area, just wonderful, nothing like taking a leak no less than two feet from the head of the dining room table.

I thought the original FP was much better and just needed work on restructuring the kitchen and maids room into a powder room + laundry somehow.
