Building under demolition, lease up 4 renewal

Guys, Building next door under demolition, lease coming up renewal, What are my options ? I am currently in the UES with a 2 bath/ 2 bed key elevator apartment, with own W/D room, private deck and storage, and great sound proof windows. I took me a while to find this gem. But the building next door will be demolished very soon... We should expect noise, dust, rodents, scaffolding. My landlord has been very cooperative. He has proposed to drop the monthly rent by a 1000 in the next lease. But what else can I ask ? Could I ask to include a disposition allowing to break my lease with a month notice if the works make this place unsuitable for living here ? Would it be better to ask for a month to month rent ?
