Dishwasher in Rental

hi everyone, i'd like to get your feedback on something i plan on renting out my studio apt in the West Village shortly and am going to be making some cosmetic updates. the kitchen is approx 8 1/2 feet x 5 1/2 feet and does NOT have a dish washer. i am considering putting in a dishwasher because I think that I could ask for more rent with a dishwasher in the kitchen QUESTION: If I put in a dish washer, do you think that I could ask for more rent (if so how much), or do you think that it's not that important to renters to have a dishwasher and to just rent out the apartment without it. thanks in advance for your feedback - len

I rented in the city for many years and just bought a place. I think a dishwasher is a definate plus I would just be careful as to how much you spend. If you paid $250 dishwasher, you could definately more than pay for the cost over 1 year. I don't think that people would pay $100 more for a dishwasher. But if the whole kitchen is nice and the dishwasher is there, it would rent for $25 more than the same apt without one. It seems like a nicer apt to have those touches. If the apartment is in a great location, well kept, and bright it will rent anyway. The rental market is tight and good apartments go right away.
