Discussion about 12 Wooster Street #4
When the listing says, "This sale is subject to 3rd party approval." I looked up the possible reasons: bank owned/short sale or some type of estate/trustee as a third party. What else could "3rd party approval" mean? And are the only potential complications timing? Thanks!

Looking up the current owner on ACRIS suggests another reason.
The owner was a hedge funder involved and in trouble for insider trading. He has the same name as another friend of mine and we all thought it was our buddy that got in trouble, that's why Im partially familiar with it.

It's like a branch of the government has to sign off on the deal to make sure it's arms length and a reasonable offer.

No big deal but just make sure you have an intelligent lawyer for closing if buying.
