I don't know the answer but I will say that it's an awkward layout for that price point. I don't like the two baths next to each other or the entrance of the BR next to kitchen. Throw in the mtnc and the ask is way too high.
If you want to buy a prime location coop with a view of Central Park and while glove service, you will have to pay for it. The apt is appx 1300 sq ft at most putting the maintenance at 2.5 per sq ft per month. High but not crazy. $2 is now the norm for this type of properties primarily due to high taxes.
Part of it must be because of all the extra staff, compared to a regular 102-apartment building.
It's one co-op with two buildings and two entrances, so double the doormen. (Some other twin buildings, like the rental at 441-451 WEA, have been able to close off one entrance, but the first-floor layout may not make that feasible here.)
Then there're the elevator operators, but I don't know whether they also cover the doors on some shifts.
Nwt, Great point. However, the maintenance of this apt is higher relative to the 3 b/r apt in contract perhaps due to higher proportion of shares allocated per sq ft due to Central Park view.
