Discussion about
Hello All, I am looking for recommendations for a Registered Architect / Design team (or Architect with a design background) that can provide the following services: *Space configuration / design, materials selection (design services). *Drawings to be submitted to Co-Op Board and for DOB permits *Completion inspection and generation of proper documents as required by Co-Op/DOB I have a contractor already that I wish to work with, and noticed that many firms provide either basic approval services at a flat rate or full service at a percentage of total costs (at least the ones I've spoken to). Would love to get recommendations from this board. Thanks in advance!

Hire an architect only for the drawings, DOB submission, and final sign-off otherwise stay away from them. They are otherwise useless and only end up costing you a lot of money. Pay them a fixed fee and do not agree to any additional services. Also I would make sure that you have a lawyer review any contract before you sign with them. Architects know NIL about construction even though they may try and tell you they do. And never never let the architect be the contractor or project manager.
