Discussion about
I am unsure about whether or not to take this apartment. Midtown, recently constructed building. Doorman, lounge, gym, landscaped roof. Two bedrooms, two bathrooms, 250-square-foot terrace, nice kitchen. Plenty of light, not noisy. Your thoughts? Thank you.

2/2 in new construction in a good part of Manhattan is a good deal.

There is no broker fee, too. Thank you.

Sounds like a good deal to me, esp considering no broker fee.

Seems too good of a deal unless it is really tiny at less than 1000 sq ft and really far from the subway.

Yes, location and size are two crucial pieces to the puzzle. :-)

wino, don't feel pressured if you don't need to.

Ah, jimmyboy, stay classy, you lovable RE sleazeball!! ;-)

[Keep in mind, the listings jimmyboy has, which are mostly in bushwick, average around 400sqft, so he's not very well-versed regarding apartment size].

Including the outdoor space, the apartment has 1000 square feet.

750 sq ft indoor is very tight indeed for a 2 bedroom even if you are stripping out the exterior walls etc. Ok price unless you are on 11/12th avenue.

300_mercer,
I agree. 750sqft is not even what I'd call a "large" one-bedroom -- hard to imagine 2 beds and 2 baths being squeezed into this space (even if the 750sqrft is broker-talk). Unless this property is in a very high-demand neighborhood AND is great looking, I'd probably pass.
Come to think of it, I'd probably pass anyway.

Agree with 0ttawa. Forget 3OO Mercer. Nasty little man who purchased an apartment too expensive and is now lashing out on others.

Sonya, my constructive comment was directrd at the op.

If you can't afford the apartment you shouldn't give advice on whether it's a good deal or not. You have no clue what the market is like for luxury two beds.

Oh jimmyboy, although you may think your comment was constructive, it wasn't, and was as such, as we can all see, rightly ignored.

Make as many assumptions as you'd like about what you think I can afford, they won't make it true. ;-)

West34,

Ignored. Well, there is no accounting for stupid. Your a great example of that. I am sure the OP's apartment at the Anthem will get rented to someone more decisive.
