obtaining a contract for HDFC co-op purchase?

My parents have been approved by a co-op board for an HDFC apartment but the board wants them to provide the contract, which has to be signed before they can apply for the mortgage. (A bit of a catch-22, because they may run out of money before they can get into the HDFC co-op.) Any advice for me for finding a standard contract online or somewhere else so that I can modify it to fit this building's specifics and help expedite the process? Thank you.
