It's always a red flag to me when all the lights are on in the apartment. Every place I've seen where that's been the case has been dark. More so in this place, since all the shades are drawn, which implies nothing worth seeing.

I believe the unit faces north, to the center of the block, and is only 3rd floor. There's a mix of low- and higher- rise buildings on the north side of the block, one them a parking garage, so assume that it will be demolished in the near future for a new higher-rise building, further restricting views/light. The building itself is around 10 stories, so it's blocking all the southern light anyway.

Lack of upstairs bath is a problem, as is the inconvenient column near the middle of the upstairs room.
The outdoor sauna is to laugh. That said, I like the high ceilings.

My parents lived in this building on the 5th Floor for 7 years and just moved out last week. There were no views but the 5th floor broke the plain of the buildings in front and it got lots of light and air. That won't be the case for the 3rd floor. All in all the building is very well run. The Super is a fantastic guy who will do anything to help. The fixtures/appliances are all good quality and are very durable. Storage cages in the basement are good sized. Lastly the roof is really very nice. I'm not sure why though they have more photos of the roof deck than of the apartment itself.

I was concerned about the view and figured there wasn't one but the bathroom concerns me more. Is it possible to put in another one upstairs do you think? I think that would help it a great deal. It's a LOT of space for the money but the question is, is space enough these days?

Re the upstairs bath, you'd really have to see how the upstairs walls line up with the downstairs plumbing runs, and how you'd squeeze it in -- based on the floor plan, the only place may be right at the top of the stairs, which will further reduce the functionality of that area. I think that's why it's a lot of space for the money -- it's not particularly well laid out space. Great for a single person, or a no-kids couple. Less so for everybody else.

Plumbing lines are the things that buildings don't like to see moved. It could be a huge deal to do.
I would not be too concerned though by the lack of bathroom upstairs or the columns but much more by the light and views.. What are they hiding behind the curtains ? All windows are on the same side and the apt is deep, feels like a bunker somehow. I love the ceiling height though. But remember, the seller is not trying to do you a favor...

The real estate in NY is a market, it is public facts, well known traditions, etc.. Everything can be learnt. Do you think there is anything wrong in what I wrote ?
