it's nice but on the smallish side. is it overpriced?

Doorman studios are rare in Harlem, actually. Its slighlty cheaper than new-ish 1 bedroom doorman units below 125th in CH, which are going for more like $2500, but it has a terrace.

Here is a 1BD nearby with terrace for $2495. But its fee (and yours is no fee.)

So yours seems ballpark. Yes I know Matt, Alan and others Harlem haters will chime in with how insane such prices are for Harlem, but its what LLs are asking and what people are willing to pay.
