I would think a BHS broker would be more careful than to improperly market a 2 bedroom apartment with a pressurized partition separating the dining area as a 3BR apartment. It does, however, have 3 bathrooms and seems a W/D closet in the hallway (formerly 1/2 bath?) may have been converted into a tiny shower stall per the floor-plan?
No surprise here but you should know better than to market this as a 3BR. Plus, you may want to take the "S" off 3BR in your listing, reason alone why I would not work with you...unless I'm looking for 3 BEDROOMS APARTMENTS, of course.

As long as it is partitioned with windows, it is a 3br apt.
If you don't like the layout, just move along...no need to bitch on public forum with your taste.

In NYC there're no regulations requiring a so-called bedroom to have a closet. Maybe some other jurisdictions, but not NYC.
If you want to use a room as a bedroom, you can always get a piece of furniture to store clothes, as in Europe.
