I don't think they are decently priced. Look at 12E listing price vs closing price 2 years ago.
Looks all-in-all pretty unremarkable to me. Ameyab, are there comps you have seen that we may be unaware of that lead you to think the prices in this building are outside the going rate for condos in the area?
Those studios actually look a bit overpriced to me, and maintenance seems high as well. I wouldn't call this "decent" pricing.
The 2 bedroom is actually a one bedroom that converted into two. For a one bedroom cc and taxes at 1800 seems high. So do the studios considering how small they are.
Thanks for your responses people! You are absolutely correct. Don't know why I said decently priced. Me and Mrs. have been looking for apartments in the Murray Hill area for quite some time, and I usually never go by the asking price. Take out about 5% or 5.5% from their asking price and then the apartments do look well priced. That is the asking rate in the area.
I really liked living in Murray Hill. The area bounded by 34th - 40th, and between Fifth Avenue and Park is a very nice residential neighborhood.
I visited the building for an open house. Seems like a nice building -- 24 hr doorman, gym on first floor and clean laundry area in the basement. The building is on a street with townhouses and near hotels. CC and taxes seemed very reasonable from what I recall. I liked that it was close to grand central. The broker told me that building is close to bars/restaurants and supermarkets on Third Ave and a short walk to the Bryant Park, shops on 5th Ave and K-town. Broker also mentioned that people who have bought apartments in that building have upgraded as well; so, a good sign if you are looking for a place where people care about the building.
