price to incomes is 5 times, not a bargain at all. it's income restricted and should go for say, 3 times incomes to be reasonable.
The floor-plan is disgusting imho. those 3 mile long and 1 inch deep places just suck in almost every aspect. Don't get stuck in a floor plan like this, you will regret it. You can rent one temporarily, but don't do it permanently by buying. It has TINY rooms, 9x9 w/out closets is insane. the circulation SUCKS (both movement and air) and a lot of the little space that the place has is wasted on that forever hallway. the windows face a brick wall just a foot away. Air circulation and views are depressing.
Imho places like this are ok only if you are a student and never home. Columbia has TONS of these crappy floor-plans and it doesn't matter a whole lot, because there are no kiddos in the apartments and students are only home to sleep. Still it's depressing.
To sum up, overpaying for this type of depressing floor-plan is a thing of the past, a sign of the past bubble and how naive people can be. Sellers seem stuck in that era.

They are implying that it will go non-income restricted in 26 years. Which is imho a lie in 99% of the cases, just doe to the fact that these buildings usually end up with elderly people on fixed income who have no where else to go and cannot afford the CCs w/out that tax abatement. But it's imho an effective realtor's pitch towards getting the naive to overpay.

even some luxury $1000/sqft new condos don't have window in kitchen!

you mean those windows facing a brick wall a feet away?? not sure that adds fresh air, increases the creepiness factor though
Bordering Harlem? It's 2 blocks from the ElDorado and is just off CPW. It's near an exclusive private school. Lived in the neighborhood 20 years and never heard W 92 was part of Harlem. Seemed to be more than 30 blocks south of Harlem last I looked.

Seems that he/she meant 'close to 96th' which let's face it, is the limit many buyers set to themselves when looking for quality property. also many people from downtown / midtown would NEVER go above 96th. Remember that it took Sandy to get some of them to go above that limit. Under normal circumstances (with hot water and electricity south of 34th) they wouldn't have done it.
I agree that it's definitely not bordering Harlem there. I was responding to the original post which was perhaps said with sarcasm. Even those 1960's condos on CPW and 97th are now going for over 1.3 for a 2 bed. Not recommending those, but the line seems to be moving around there. CP is lovely in that section too with the view of the reservoir from the 93rd street entrance.
notadmin, at least you could vent out the range hood, that's necessary for any modern kitchen
