Discussion about 450 Washington Street in Tribeca
Please avoid this building. The management company is absolutely terrible. The rent price is completely exagerated. Also, the management has no ethics. Upon leaving the apartment, management decided to remove 1200 from my security deposit because of a "dent in the refrigerator door" keep in mind the refrigerator lists for $1400 on best buy.

So, would you prefer replacing the dented refrigerator door yourself or pay $1,200. Do you know how expensive it is to get a repair man to just repair a broken button on any appliances?
I just googled this - for $250 one of their in-house maintenance guys could take the DeVry class on refrigerator dent removal.
As Mayor Bloomberg said, learning a trade skill can get you good pay jobs in NYC. It surely means that $250 will still won't fix a dented refrigerator door. Most repairman will just order a new door part and replace them. Can you also "google" and find out how much a replacement door will cost?
the $250 class will teach you how to maximize your profit on your repair jobs. Well worth it.

The rents in this building do not do justice to the property. Also, think twice before you get an apartment near the hudson river. This building was completely destroyed during Sandy. The management only gave tenants 15 days free rent eventhough the building was a complete disaster. With regards to the refrigerator door, the dent was a one inch dent that was in place when we moved in. However, since the managemet office was flooded, they did not have a copy of their inspection records. To this day, management has not responded to my complaint nor have they shown me evidence of us being the ones who dented the door. PLEASE THINK TWICE.
so in other word you didn't keep a copy of a photo or a copy of any records showing that you rented this apt with a refrigerator that had a dented door? I thought the new cell phones had cameras in it.

so if owned an apt would you rent it with a refrigerator that had a dented door and expect the tenant to be perfectly okay with it? How in the world do you expect the owner to fix the dented door on the refrigerator???? I still don't get this at all. I also find it hard to believe that the door was dented when you moved in and you accepted it. Why would you pay close to 4K a month for an apt with a dented door???

Sonya or formertennant, Please let me know what exactly you mean by a cosmetic dent. When you buy a brand new car would you mind if it had a cosmetic dent on the hood. Here is a brand new flat TV screen I want you to pay full price for. Now don't worry about that cosmetic dent smack in the middle of the screen.
After all it's just cosmetic.

Cosmetic, meaning does not interfere with the proper functioning of the item.
A cosmetic scratch on a flat screen TV would be, for example, a small scratch on the bezel or the stand,, whereas one could still use the TV for it's main purpose just fine.
The OP is renting this refrigerator, in used condition, not buying it.
Google "cosmetic imperfection" or "cosmetic damage" -- it is a very commonly used term when it comes to product condition.
so what you are saying a dent on a refrigerator, stove and dishwasher, microwave, kitchen cabinet or even the front of the door is perfectly fine for a tenant to leave behind for the next tenant. Is that dent also something a landlord should just ignore before he rents the apt out again?

I was just explaining what "cosmetic" meant in this sense. It is still unknown who caused/left THIS particular damage on the refrigerator.
And yes, I'd say that dents, in all those places that you've just mentioned, are often left by landlords, regardless of who makes them. If this were untrue, then every rental property you see would be in perfect, immaculate condition. Whether this is "OK" is up for debate and depends on your personal opinion. But it does -- often -- happen this way (if you disagree, feel free to walk around the east village or most parts of Brooklyn and take a look at the doors. Look to see if they have any scratches or dents.). I didn't say anything about What the actions of the landlord SHOULD be before he/she rents it again.
And you are absolutely correct, this is "the stuff you just can't make up."

If the dent was there before then the OP shouldn't be responsible.
But a dent is damage.
Especially if they are marketing stainless steel "luxury" kitchens.

It is true, a dent is indeed damage. However, in such similar cases, there are different "levels" of damage in real estate. The important one in question here is whether it is "normal wear and tear."

Whether this applies is very often cause for debate in rental situations. This case seems to be a textbooks example of such a debate. Generally, preparedness is one's best defense.
To be clear, the dent was a tiny, less than half an inch dent near the hinge of the door of the refrigerator, pretty much invisible to the eye. I only noticed it 6 months after we had move into this apartment and frankly never made a fuzz about it given that during the inspection we focused on bigger damages such as the wooden floors which were full of scracthes and other cosmetic issues seemed to be left as they were when we moved in. For example the plastic button that dispenses water in the refrigerator was broken, they didnt care about it or offered to fix it. Additionally, given that by the time when Sandy struck the entire building was wrecked, I had a lot bigger problems on my mind than just a dent on the door.
Also, to everyone that thinks that I am posting out of boredome and lack of reason, keep in mind this is the first time I ever write on a blog. I am only writting to warn YOU about what was to me the most useless, rude and unethical management company I have ever dealt with in my life.
This is the last post Ill make about this since people clearly dont get the point.
Anyways, enojoy the truffles and all the douchebags associated with it.

My honest opinion is that you are telling the truth.
What you are describing sounds like a textbook example of a management/owner taking advantage of a security deposit. This is the type of minimal damage that an owner would never even consider fixing from tenant to tenant (the fridge is not even in the need of fixing, really) -- indeed, this dent may have been on the door for years, and they could be collecting a portion of security deposits every time someone moves out. Even if you had taken pictures of the apartment when you moved in, it is doubtful that a small dent on the side of the refrigerator door would have even shown up, or anyone would have thought to include this close-up shot.
This type of thing happens all too often, and mostly by the sleaziest of landlords. Chances are, if you do even up paying, the dent will still probably remain there. Do you have any access to the apartment now?
Beside the issue with the dent. How did you like living in the building? What are some of the pros and cons?

Another thing I should mention,
Mo's often, managements/landlords will try to scare former tenants with formal looking paperwork and "legal" threats. Additionally, the amounts they usually demand are large enough to make them some money, but small enough so that the former tenant will just forego the hassle and pay.
In your particular case, you might be able to get away with the "normal wear and tear" condition, as the damage is supposedly minor, and does not interfere with the workings of the appliance or anything else in the apartment. Read the link I posted above, it may help your situation.

The law, for the most part, is on your side. Many, many landlords and management companies bank on the tenant not knowing the law, or being too lazy or busy to invest any time or effort into looking into it. It's how they make a nice chunk of their money.
