We had sellers that were still there on our move in day, and when they finally moved out, they managed to break a window. They told all the neighbors that we had "stolen" the place from them, and everyone gave us dirty looks for a year.

First people you should bring in on closing day is the locksmith.

Where is your attorney?

You should not be talking directly to the sellers about anything at this point, if you are in contract. NOTHING. It's a mistake, so just stop it.

Don't take their calls or answer their emails, if important tell your attorney to deal with it and pass the info on to her or him.

It's a problem I've noticed----attorneys are not doing a good job on closings these days. It's a volume business and I guess they feel they are not paid very much. I almost fired my own attorney on a recent deal, instead he apologized and dropped his fee after I complained about too much sloppiness at his office.

This will be over soon and in a few years you can smile all the way to the bank.
