Discussion about
Hi I am moving to NYC most likely Manhattan from Indianapolis. I am noticing that it is very difficult to find no - fee apartments that accept large dogs. I am a single male looking to live somewhere most likely on the Westside as I am working at 59th and Broadway with a 70lb german shephard/lab mix that is really sweet. Any companies/good buildings that accept big dogs would be appreciated. I am looking for an updated 1 bedroom apartment somewhere in the range of $3,500 to $4,000.
there are a number of good options. of course, most of them are not "no fee". having a dangerous breed like yours complicates your apartment search to the point where your "no fee" part of the search needs to be dropped.
or you could put your dog to sleep and then get a "no fee" apartment.
natephillips41,
Here's a MUCH better resource:
http://www.nybits.com
Jim:
I think most people on the board here would prefer to see you put to sleep
before s dog is.
LOL!
high5 rb!
nate,
Landlords are blind to adjectives like "sweet, friendly, etc...". They look at breed and weight. If you can't find something, you may want to find a broker who specializes in pet friendly properties.
Good Luck.
I'm no fan of dogs in and around apartments, but at least they don't have the bad breath, mange, fleas, noise and uncouth behavior found in real estate agents. Especially the ones who haven't made it beyond rentals.
LL are more forgiving in Harlem, and you may find a place with a yard or deck up there. Even a 2 bd perhaps if no doorman. It's 10 minutes to your work by express train.
Some landlords are fine with it but they can often be smaller landlords and usually it does require a fee. Size restriction is the most frustrating thing sometimes because as a dog owner and lover, often the best and quietest dogs are mid to large breeds. The most annoying dogs are often those small yappy dogs that keep people up all night and bark incessantly when the wind blows.
And you'll really NEED a big dog if you move up to Harlem.

Typical Jason stereotyping. How many landlords in Harlem should we suppose Jason has talked to? How many landlords outside of Harlem?
What about you? Do you have any knowledge or information?
Do you use a sheep dog in C0lumbia C0unty?
Is that an area of your expertise?
>Is that an area of your expertise?
sheep dogs in C0lumbia C0unty?
No, it isn't.
There have been previous discussions from people looking for rentals allowing large dogs. Search through the discussion boards.
NYbits has a list
clifford comes to NYC?
You will find that NYC has become very friendly to dogs, and you will most likely find a public dog run located near wherever you rent an apt.
I encourage you to take your big dog to a dog run and let him learn to play and socialize the way a NYC dog does it!
In Indianapolis you probably had a yard or took the dog to the park occasionally but most likely did not have active dog runs.
City dogs that use dog runs often have a much more active, healthier life than dogs out in the boonies.
I would add to Graffiti's comment and say talk to other large dog owners in the parks and find out where they live and [hopefully] rent.
Uhhhh, the fact that there is already a list on NYBits of lots of dog friendly buildings seems easier than lerking around dog parks.
Nate, I was in your shoes last summer with two dogs (one 80 pounds) - look at some of Equity Residential's buildings on the upper west side - I think they have three prewar building in the 70s and 80s. I currently live in one and they have no-fee one-bedrooms in your price range and they are great about dogs. The buidlings I am thinking of have no ammenities except for a doorman and laundry, but the apartments are updated nicely, although some are a bit small. The neighborhood is GREAT for dogs and a supershort commute to 59th. I would recommend Parc77 if they have available units.
Riverside Park is ground zero for rabid dog owners.
Parc77 has very small units. I would avoid it with a 70# german shepard.
justmy2
Oh, you know what ELSE works? Streeteasy.com. You know, this site. Where you can search for pet-friendly buildings.
Jason, the op is asking for recommendations, not just a list.
For example, related allows dogs, but at least in the past would make you get rid of fido or leave if there were three complaints from neighbors about said dog. Will tat info show up on NYBits?
And why would you care if people want to discuss their experiences with dog-friendly environments?
>Jason, the op is asking for recommendations, not just a list.
I agree with your assessment of Jason
Thanks danconstan that's vey hepful so far that's the only mgmt co I found that allows big dogs
I'd look at sublets in the Parc Vendome, which is a large condo building near Columbus Circle. (I'm an owner there, but my unit is rented). Obviously different individual owners will have different attitudes towards big dogs, but it's generally a dog-friendly building, as are most in that area.
Also be aware most owners are going to want an extra months' security deposit for Fido.

I agree that some of the units in Parc77 are small - I think the 1bds are about 550 to 600 sf, but you are not going to find something large enough to give an 80 pound dog room to run around inside for under $4k. There is a decent dog park less than 5 minutes away on 81st street by the museum and dogs can be let off leash in central park before 9am and after 9pn. Good Luck!
Or the op could just suck it up and pay a commission and get exactly what he wants.
I tried, couldn't find one owner via nybits or streeteasy or any public search engine that allows a 70lb violent breed. What gives?
Try SOHA or Morningside area, great for dogs been close to Dog Run and Central Park for off leash hours.
Oh yeah, that's what borkers are known for: taking people right to exactly what they want! LOL.
"I tried, couldn't find one owner via nybits or streeteasy or any public search engine that allows a 70lb violent breed"
That's because you're an idiot (or lazy, or both):
http://www.nybits.com/apartmentlistings/65d7772025d4c3860cfbff2b8253b30a.html
http://www.nybits.com/apartments/194_east_2.html
Spoke to both mangers, both are fine with dogs of all sizes. If anyone wants more links, feel free to ask.
Please note: the usage of the term "violent" is your assumption and your opinion, and you were the first and only person to say this. Until proven true about this particular instance, it's stricken from the record.
"Violent breeds" is a very common term in nyc real estate. As in "no known violent.breeds allowed"
Now, let's see how far you will carry your bullshit: call back "the managers" you spoke with, and ask them if they'll accept a 70lbs German Shepard mix. Then give us their names, so the op can know who he can contact.
Oh yeah, stats:
Time spent searching online: about 3 minutes.
Time spent on phone: about 45 seconds each call.
Hmmm, any stats on finding that one broker who "takes you to exactly what you want"?
I will help out the OP, with this personal, individual situation if he requests. And i will do so in a private way. It is not appropriate to post names and policies here. If you're so curious, go ahead, I spoon-fed you the links, you can stop being lazy if you so choose.
As stated, your assessment (bullshit) of whether or not "violent" comes into play here, is stricken from the record. If youd like it to be considered, put up some solid evidence, and we can discuss.
Jim:
1. I would happily take a 70 pound German Shepherd for one of my apts
2. especially if I thought it would track you down and bite you
There you jimmyboy.... Another, straight-from-the-owner example.
But of course, you can't find "any."
Isnt that your one and only job? to find apartments? Wow, you must be GREAT at it. LMFAO.
Rb, great! Please share some of the address' of your rental properties with the board. This is valuable info!
Sonya, I know of many. Just none on "nybits"
Why don't you help the op find exactly what he is looking for? Actual apts that will take his dog and meet his other specs?
Not in battery park our the ev. Still waiting for the names of those "managers" too
You said:
"couldn't find one owner via nybits or streeteasy or any public search engine"
Yet, you know "many."
So none of these "many" (who you refuse to divulge-- cuz you can't?? LOL) make ANY use of the internet? The most widely used medium to get apartments rented? Wow, they must not want to rent their places that much! (liar).
You won't get those names from me. Only if you..... know how to click on a link?? (above).
And I wasn't interested in "specs" in my last post. For more detailed, personalized help, I will correspond with the OP directly. I never said I was going to find something that met all his needs. I only posted to prove your bullshit wrong (which I did, see your quote above and my links).
How is it down in that hole that you've dug?
Jim:
1. many of the Coops I own in allow big dogs
2. some do not permit dogs
3. I accept dogs in Coops which allow them
4. including German shepherds, French poodles, English terriers, Afghans and misogynists
5. we probably dont share breed preferences
6. because I don't like dogs that stick their noses into my crotch for extended periods of time
LOL, rb.
rb, do you ever list your available units online?
SonyaD:
1. generally on Craigslist
2. but I have nothing got rent right now
3. if you would like to e-mail me you can get my e-mail from my friend Al
4. his e-mail is al@lemer.com
5. I cant post my e-mail here because I'm afraid of what Jim might send me
6. can you imagine seeing Mayer Weiner's "package" superimposed on the body of a 70 pound German shepherd
thanks for the response, rb345 :)
And I understand your hesitation about posting your email. As I said before, posting certain information, names, contact info, policies, especially without permission, is NOT something smart, nor I believe, ethical (but others here have no idea about ethics). So, I completely agree with you -- it's nice that "Al" is allowing you to use his email.
And also: this shows us how dead WRONG jimmyboy is (or, at least, bad at his job). You have places to rent, you list them on the internet, AND you'd approve of the dog in question. Or, maybe jimbo thinks that you're the ONLY landlord who does this. How's about it, jimmyboy, want to PROVE to us that rb345 is the ONLY one who'll take this kind of dog and advertises online? After all, you couldn't find "ANY."
[spank, spank!]
Sonya:
1. I rent to trolls like W67th Street
2. so why wouldn't I rent to a dog
No, rb is more inclined to enjoy a breed that goes straight to
1. Fucking his leg
Sonya I called bullshit, I knew you didn't speak with "the managers"' hence no names!
Let's not forget that rb is an outer-borough low rent slum lord. OP wants to live on the UWS, not in fucking forest hills queens.
http://streeteasy.com/nyc/talk/discussion/31890-rental-market-question-forest-hills-rego-park-qu
1. but maybe you and shonya can talk him into it.
Names are in black and white on the links.
For the first link:
click on "detailed information" for management and phone contact.
For the second link:
Phone contact is on the link in black and white. Click on the link next to "leasing manager"to see information about Skyline.
So, I hold little jimmyboys hand again. If your only argument is now (notice how jimbo aint talkin about availability online, no fee places, who will take a dog like the one we're talking about, or anything else that he WAS arguing before) based on whining: "but but but, post them heeeere!" then you better come up with a more solid argument,, because all that is is cry-baby foot-stomping. The information is there, whether you like it or not. my not posting it in a streeteasy post doesn't make it untrue, it just makes you lazy.
Again, jimmyboy gets another spanking.
Here's a couple more:
http://www.nybits.com/apartmentlistings/acf0fbb0195057a6177d681563302ba2.html
this building actually accepts up to two dogs per household.
http://www.nybits.com/apartmentlistings/924fe901d75f1d09fff5133b2fea46be.html
Not a bad looking place actually.
Now do you need help reason the words and numbers on those link too? LOL
[Let's hear it jimmyboy: "waaah! waaah! post it heeeeere! I can't click links! Booohooooo!!" Let's hear some good whining! Stamp your feet!]
reading*
Oh, and what about rb345? Is that not enough of a person for you? Straight from the property owner's mouth, proving everything you said was wrong?
Oh right, you must think he's the only one...
Jim:
1. I am not a "low rent slumlord"
2. you couldnt afford to set up your cardboard box over the sidewalk
ventilation shafts of some of the buildings I own in
rb345,
Jimmyboy WISHES you were a "low rent slumlord." These are the only kinds of listings he has!! LOL!
let's hear from the OP. Any luck finding your "no fee" apartment?
Folks, read here to see how jimmyboy finds "evidence" that disproves what he's saying! Look at the end of the thread:
http://streeteasy.com/nyc/talk/discussion/36173-co-op-sublease-additional-roommate
"the NYCHA is "expressly exempt from the Dog Law"
"So there is no law preventing the harboring of any particular breed of dog in a New York City apartment."
"New York State law contains various provisions defining (although not by breed) dangerous dogs."
Nate - did you end up finding a good place to live with your German Shepherd? Small world, but I am also moving from Indianapolis to Manhattan, and have a German Shepherd. Would LOVE any advice or insights you gained when you were going through this. I have had a really tough time so far.
Thanks!!
