Hello, I am trying to determine the future taxes in full on a particular condo that is currently tax-abated. Right now, I have figured the full taxes if it were not abated. I believe you do this by going to the DoF website, and looking at the line that says "Tax before exemptions and abatements" on the most recent Quarterly Property Tax Bill. Is this correct? But, as we all know, tax rates change. Also, does the "Billable assessed value" change? How can I look at a history of the unabated tax increases? Will this, or any other method, help me estimate the full taxes on a condo in, say, 10 years?
There is absolutely no real way you will be able to determine the taxes in 10 years. There are so many variables that could affect it in the future such as the actual tax rate and the method for determining the taxable value. At this point you are only able to rely on the current full taxable amount and assume in 10 years it will be higher.
You can also find the unabated taxes for your unit by looking in the condo's offering plan.
But MikeV is right: city taxation of condos is figured as though they were being rented out by investors for income, and it's impossible to do much other than hazard a guess as to what rents are going to be for any given type of apartment in ten years.
