I am sure someone could do it for $1,000.00. It really depends on what you are looking for. The prices y received from three contractors make sense. Are you painting the whole place just white? Is the ceiling the same color as the walls? Is this for a rental property? Are there doors and moldings?

If they were reputable companies, they saw something which caused the estimates to be in that range. As Primer said, you get what you pay for plus if you gave us additional info, the board can be more helpful.

2 bedroom 1 bath. Doors, boarders, moldings , window sills, ceilings. Multiple colors. I would expect it would need to be sanded primed and painted. This will be for a Primary residence.

Depending on property location and additional factors (skim coating?, parking, access, elevator/no elevator etc...), I'd say the estimates are not unreasonable. On the absolute low end, I think you're looking AT LEAST $5,000 for a semi decent job (since it's a primary residence)

"$3k no problem" - Not possible, you WILL have problems. If you're talking about a hack job, sure, no problem.

I think a White apartment looks terrible....even though many Lofts are white. I have spoke to quite a few people who think it looks great when a Loft is painted colors.

I paid $3,200 to get a 2,800 square foot 3BR in Manhattan painted. Was doing my floors also which cost me $9,500 to sand down and stain with one coat. Paid $1,200 extra for a second coat. Given a couple of bathrooms and utility rooms I guess 2,200 of wood floors.

The painting included ceilings but not much woodwork as that is all stained mocha and includes skirting boards, doors and window frames. Included changing the color in a couple of rooms to much lighter colors so need priming. 65% of it was all white. Just two rooms had coloured walls and white ceilings. The condo was in good shape before. Just wanted to change some colors and freshen up.

The final job was excellent on both. Not sure if was a good deal as didn't get multiple quotes. GC had insurance.

Your quotes seem too high to me.

you mentioned sanding--which likely means rippimng shit walls and skimcoating-you mentioned 'coplors'--if they are bright, dark colors, very differnet from existing, they will require many coats-if the case on both fronts the quotes are in line, in fact quite reasonable.'
i f no skim coat, just spackling/sanding old picture hanging holes and some chips and dings, and a coat of primer and one or two finish coats, without contrasting trim/moldings--your qwuotes are high

How many years ago did you have your 2800 sq ft apt painted for $3,200.00? Is contractor still in business? I ask because it would be impossible for a contractor to charge prices that would be lower then their cost. How long did it take them and with how many guys?

I painted several walls on my own and no one sees the difference between those I have painted and the professional ones...total cost $200 and I never painted before! Save the money for new furnitures or to redo the bath (for around 11000..you can redo a whole bath,very close to your 9000 quote )

I just changed my rear differential fluid, restored my truck's trim to factory colors, changed plugs, cabin air filters, and about to do a valve adjustment. Will save over $2k. But it doesn't make me a professional mechanic.

If people have the time & skill, DYI CAN save money, no doubt. But a pro, it does not make...

It was done in January/February this year. He is still in business as doing another job for me currently. I wasn't present to see how many men or how many days as it is a rental. I felt the result was very good.

For what it is worth he is not originally from the US (which makes no difference to me either way) and has his insurance papers as he presented them to the condo board.

I guess we can only encourage people to get trusted recommendations from personal contacts and multiple quotes.

I can't see how he could stay in business with such low margins. But if he's that affordable and does a good job, I would be interested in using him for our rentals. Could you share his contact info? Thanks

Rentals ar ea much different animal then a residence that is owed. I would imagine the whole apartment was painted white and very little prep work? Did the contractor pay for the paint or was it supplied? Even with a rental it seems very low priced

paintzen.com the price will vary depending on how many bedrooms/bathrooms/closets you have, and how many colors you want, but i wouldn't imagine it comes to more than $3k. they do a great job, too.

He supplied and paid for paint. I choose the two Benjamin Moore colors. 60% walls Super white. All ceilings white. Two bedrooms in Litchfield Grey. To be fair it was in pretty good condition before so there would not have been much prep work. One room was red so that would have taken a little longer. The rest was fairly pale. As mentioned earlier there was no woodwork to paint. Also one large living room wall is exposed brick so that cut it down a bit more.

From time to time you can find someone who is having problems getting work for whatever reason or a guy who is new to the business and doesn't know costs yet.

Of course and I can't see how he could still be in business (hence my "needle in a haystack" comment). But I'm going to give him the benefit of the doubt for now.

I have a pre war one BR paint job coming up in a week, so I'll wait on sohoman for his contact info. If he's as advertised, better than using my own crew.

Primer, can you outline your cost model in detail for this specific job. Enlighten me as to why painting this type of space should cost so much?

assume it takes one week for one person. paints cost $1500

the contractor earns $1700 most likely all cash, not bad

I used the Best Painters in Town. Contact Steve Gurgley @ 516.659.8867. They came in around 33% lower than every other bid and did a great job.

I would love to help you but I need to visit the site and meet with the client to see what their expectations are. Painting is very subjective. One great paint job for one person can be a very bad paint job for another and all of that comes into play when pricing out a paint job. Other factors that have to be considered are:

How much prep is needed? Is any skim coating needed? What paint is being used and what finish.

I will say that charging $3,200.00 for a 2800 sq ft apartment is incredible.

No replies, so we did the work ourselves with a 3 man crew (3 for prep, 2 for paint).

Total prep time: 2.25 days (lot of stripping/sanding due to 20+ yrs of sloppy work by previous painters)

Total paint time: 1 day

Don't have invoices in front of me, but not much. The job wasn't to paint the entire apt. Mostly restoration. In the end, we only had to paint about 30-40% of the property. Very labor intensive project.
