Saw this place (http://streeteasy.com/nyc/sale/876564-coop-3636-greystone-avenue-riverdale-bronx) a while back and cannot understand why it is still for sale for $255K. It needs a lot of cosmetics (refinish floors,replace woodwork, paint), a bathroom update and a full kitchen reno. The kitchen seems to be large enough to be an eat-in, but has a row of cabinets(delaminating)/counter that prevent table placement. In addition there is an old ,tiny stove and a SubZero from the late 80's/earliest 90's. Anyone else see this place willing to guess as to a fair price in it's current condition? It last sold 8 years ago (PropertyShark) for $340K.

Oh, and recent sales for similar units were less than $25K more for fully renovated same/similar lines (M,L). Seems like a well maintained pre-war building with reasonable maintenance.
