I'm sorry but if someone thinks that one of the cookie cutter 3BRs in this building is worth $1.8MM, then it is time for me to move out of the city

I've seen other 3 bedroom apartments in this complex on higher floors with spectacular views and very nice renovations. The flow of these apartments is very comfortable.

However, the record price was 1.4 million in 4/2013. Even with the prices being driven up by inventory shortages, 1.8 million with no mortgage contingency, FSBO, seems a little high for a low floor apartment in this complex. Perhaps the renovations are "top of the line", not easy to see from a few photos.

I know a guy in the country who name dropped that his friend lived in "ruppert tower" -- as if to impress the group of us listening. More of an eye roll than anything else.

Neighborhood is nice, but 99% of the population in those buildings is college kids and old people...

realestate19: Not so. Lots and lots of families with young children. Go by and look how packed the 2 private playgrounds are. Families have repeatedly petitioned the Board for an indoor playspace for inclement weather.

Guywithcat: Remember the old addage "beauty is in the eye of the beholder". Ruppert is probably a step up from where they lived before and he's ecstatic. There's nothing wrong with that.

They just listed the apartment with Douglas Elliman and reduced the price to 1,788,000.

OK fair enough. But being in a nice, or nicer place is different from someone name dropping it to try and impress people.

how will the marine transfer station affect living in this building with all the garbage trucks passing by?
