Discussion about 130 East 75th Street #2E
Does the discount for this apartment being in estate condition seem high? Other E-line units have traded at $2.6 (5E), $2.9 (3E), $3.1 (10E), and $2.9 (7E) over the past five years. A listing price of $1.725 seems much lower than one would need to do a comparable renovation, even accounting for maintenance costs and a lower floor. Is there something I'm missing?

I think 3E is a big outlier. Paying $2.9MN for a 1,650sqft low floor co-op on busy Lex seems more than aggressive IMHO. I think 2E could be worth $2.5MN in mint. Buy it at list, improve by $350k, add $100k for carrying costs and you need to get $2.4mn on sale to break even.
Apartment is really nice. Pros are size and great building but cons are it is in the back of the building with previous tenant having gates on the windows. A bargain in todays market.
There are many great features about the apartment and building. I'm agnostic on the valuations of the previous apartments--they traded at market prices. This just seemed unusual in comparison.
@oxy: $2.9 for a classic six on Lex does seem rich, but that's what the market has said. I think that $2.4mm for this line in this market seems reasonable--inventory is especially tight. I'm just not sure that you can finish quickly enough to take advantage of the opportunity.
