What do you think? While imperfect, 50 West 9 St is a comparable enough building to begin comparisons. It is a larger coop, but layouts are similar enough as is the era of the building. Very low turnover in both buildings makes direct comps tough. At first blush, I don't think the asking price is terribly off as a starting point for negotiations.

Sonya, I saw the apt few months back out of curiosity. Needs baths and kitchen. Living room has a stone floor. Also no central ac. Also fair bit of work in taking out raised kitchen and dining area if it can be done. Pretty close to a gut.

Kyle, For a gut, think 2.75mm is appropriate given 1400-1700 per sq ft price for fully renovated coops in this area. No doorman either.
