You right the price is high, but your price of $1700/month is a little on the low side and I would hurry up and renew for a long terms lease because rental rates seem to have recently gone up quite a bit since this past winter. I don't mean buy 15 or 20% but I have seen many buildings raise rates by 10% and they seem to be renting quickly.

This building is full of studio rents all across the board from $1600 to $2500. The average studio price for Midtown West area last month was $2,286 and a 1 bedroom was $3,178! Stay put!
