What is there to overcome?
If it had "normal" maintenance it would be listed for $2mil instead of $1.5mil, as is the general case with most buildings in Tudor City.
I'd be more concerned with how the building is run.

And I'd stay away from any east view tudor city buildings in general as when they start building the 40 story plus towers on the old Con Ed plant next to the UN, it will be like living in FiDi.
It's a quadruple combo, three studios and a one-bedroom, which helps account for the high maintenance.

Actually, the reason all buildings except one in Tudor City do not have east facing windows is NOT because of the Con Ed plant, but beacuse when the buildings went up the city's meat slaughtering was done in that location on the river.
Yes, except for the penthouses.
I was hot and heavy for this unit, but was afraid the east views would be gone from the Con-Ed developments.
The development stalled but will eventually go up.
