Building has no certificate of occupancy. Ceiling exposed wood joist beams are not legal and create a tinder-box condition. Ceiling needs to be spray foam insulated which may ruin the ascetic. Finally - the neighbor, 268 Water Street is currently for sale. This property has 12,000 feet of air rights and if the new owner builds they will block the lot line windows (those along the side) for the bedroom and living-room in this unit.
