I thought mezz spaces are not legal bedrooms.....discuss. Also note: I own a mezz-spaced rental so I have vested interest if somehow they can be advertised legal...but i also have vested interest in knowing whether someone is BS'ing me or not....
A mezzanine is not a legal bedroom. Legal bedrooms require meeting light/air requirements based on SF of the enclosed space. You could turn this into a legal 1/bed mezzanine office/sleeping area.
I think the broker means "CAN EASILY BE USED AS" and has no clue what a legal bedroom consists of.
**note: in order to meet light/air requirements you would need to have a fully enclosed room with a window. A mezzanine is neither.
I only see one bedroom and that's the mezzanine.
That condo is another Scarano special. In the condo declaration 2B is called zero bedroom, two bath. If they could've said two or even one bedroom, they would've.
