Discussion about Kalahari at 40 West 116th Street in South Harlem
http://streeteasy.com/nyc/sale/1016560-condo-40-west-116th-street-central-harlem-new-york just bought 3 months ago for $750k and now selling for $875k... is that legal?? and how do you price the terrace?

@uwshunter yes its priced well and the market is on fire right now. It may go down to 750 again but eventually go back up.
2 br 2 ba for 875 k is gone ,already in contract

check The Adeline , across the Kalahari , 2 br 2 ba high floors from 970K and above!
Check One Morninside Park , 2 br 2 ba 1100 sq ft for 1.6 Mln
After that tell me that Kalahari with kids room , garage , gym , roof top terr, green building , energy savings , meeting rooms , courtyard, storage , bike room , huge and great lobby , close to subway and 5th ave bus, 5 blocks to central park is not a VALUE for 800k!
show me , where you can get 700-800 $ /sq ft in a full svc building- not even manhattan , but Brooklyn
$900 per square foot is cheap for the Kalahari. In 2 months the person selling for $975,000 will kick themselves because it will be worth $1.1. That's the way the game goes. All about supply and demand.
Agree. Prices at kalahari will be very close to the Adeline where price is around 1000/ sq fr for now, before price increase and before official sales started
I agree. Prices at Kalahari are very reasonable, even cheap, compared to pricing at the Adeline and compared to where pricing is going in the neighborhood. It's a great building and you get more in terms of amenities than you'll get in any building on the UWS or UES for that price.
Yeah Kalahari is a great building at a great price right now. Get in before prices increase to Adeline level. This is the time to buy.

2 br 2 ba was priced 630-700k in 2008 , and now its 950k-1.19 mln in Harlem!

all 7 in a contract.... within one month .... it means all 7 units were underpriced

@mestate, I am seller's broker on a listing at 1400 Fifth (around the corner from the Kalahari -- this is not a plug as we already have a signed contract) and I have gone up to the neighborhood both during the day and at night, and yes, I would consider it safe, though not as gentrified as some other parts of Harlem.

Huge price jump over the last 3 years- recently listed two 2 br 2 ba apartments are already in contract for 1.2 mln and 1.15 mln..... wowww.. Where is the limit? How much will be next listing?
There is a new listing again- 1.2 mln for 2b2ba but lower floor. When can we see higher price?
