Getting a larger place down the block and looking to sell current place.. nerve used broker to buy, but after research, want to use broker to sell.. Are broker rankings more important in general than choosing an unranked broker who's sold multiple units in my building at nice prices? thanks
It would be important to meet with a few brokers from different firms. Talk to ones that have sold co-ops or condos before (on sellers end), in your neighborhood but doesn't necessarily have to be from a sale in your building.

Seller's market in Manhattan (lowest inventory in 13 years) and Brooklyn, so you should have brokers falling all over themselves to get your listing. Pick someone you feel you have good communication with.
In-building experience matters more with a tough co-op board/board you have no communication with, and less with an easier board/board where you yourself can talk to a board member, I should think. With condos it's more about being able to deal with the managing agent's procedures and the lender's procedures -- be aware that deals on the buyer side are running slow, so build in 30 days more than you think you need.

Pick a broker that prospects for buyers everyday. If your broker isn't prospecting, then what's the point? Your broker should be someone who is on the phone at least 3-4 hours a day calling neighbors, agents with similar deals in contract, agents who've recently sold similar listings, and so on to see if they have a buyer for your apartment. The only way to maximize the type of offers you get is to make absolutely certain that everyone who may have a buyer for your place knows about it. This is an old school approach, but believe me it works. I mostly work Brooklyn, but I'd be more than happy to put you in touch with a like minded manhattan agent. Best of luck!
