Morning, My wife and I are looking to buy in the city basically from midtown to Lenox hill. We are looking for a 2b or 3. Combined income of 650k with a 500k downpayment that we can swing right now. Any suggestions ? We don'r want to stretch ourselves too thin. Appreciate your help and advice

Besides neighborhood:
Condo or coop?
Prewar or postwar?
Doorman or no doorman?
Elevator or walkup?
High Floor important? light? Views?
How many bathrooms?
The list of questions goes on and on. Decide what you want, maybe find a buyer broker then go shopping for a house.

2 BRs will be easy; 3 will be tough, because I assume that you want to land at around a $1.8mm all-in price, and at that level you'll be outmanuevered for the good stuff by all-cash buyers.

Not sure if "midtown to Lenox Hill" is meant to imply a N-S range or an E-W range, but I would strongly consider 2-BRs on/around Sutton -- the area is relatively inexpensive because the co-op boards are tough and it's perceived as "sleepy" -- but there's been some more retail coming in recently, and you sound like you have the financials for some of those buildings.

@ Front, thanks but I do want to avoid COOPS even though some of them are beautiful especially in the Sutton area

Or, Kasmir -- you could simply engage Ali to find a place that fits your needs and she will take care of the rest. Maybe she'll even buy you lunch at one of those curious Sutton place restaurants where older rich people eat.

@ West, actually Sutton is having a influx of young families coming in. Early bird specials around there will be a thing of the past

I had a person that lives on 35 Sutton place for over 30 years tell me that I would only pass the board if im worth 9 figures. Imagine that

Kasmir, if you're looking for condos, the next question would be how important the building is to you? i.e. some buyers want the highest unit with the best views that they can get in any building; some buyers want to be in building X even if they have to have a smaller unit with a worse view (I was like this as a condo buyer).

Most buyers are on the spectrum in between, but I think that thinking about where you on this question would be helpful.

Kasmir, the idiot that told you that about 35 Sutton obviously doesn't want young guns moving in. Probably just living by on small investments and SS just to pay the maintenance.

Definitely look in ME for deals. You can totally find 3 bedrooms for under 2MM. I have to say...being a resident of Midtown East...I love it. I was out to lunch yesterday with friends who live on 68th and Lexington. They were talking about how crazy and noisy it always is in The City and how important it is to get away on weekends yada yada yada... That isn't my experience at all. I feel like I live in a tiny hidden quiet enclave that I can escape to. Yes, it IS true that you will need to walk..gasp...2 to 3 crosstown blocks to the subway, but other than that, and it's gap tooth appearance on 2nd Ave with all of the hi-rises going up, it really is quite pleasant.
