I am grabbing my first luxury condo and I prefer to be in these 3 Squares. I am in my mid 30 with a girlfriend no kids. Which square should I choose and property value shall possibly rise the most? Cheaper the better
All 3 are great choices. Location wise I would pick 3, 2, and 1. Love the location in 2 but the current 1 bed on the market in that building is hideous. Grand madison is nice but price wise you can probably shop around for the new developments going up in the area. Biggest risk but upside potential is probably mad sq. 3 will definitely go up. 2 will go up but probably not as much as 3.

Unlike the other condos, the Devonshire unit has a separate, windowed kitchen which is really nice. Plus all of the fixtures are elegant and timeless.
The Grand Madison has great bones, and there's a lot of development in the area, but I would prefer the GV location. The layout feels big, but having a kitchen run the length of a living room is strange.
15 USW is interesting, because it's a bit like buying the smallest house on the nicest block which is usually a smart idea. However, the finishes in 15 USW unit are really sub-par compared to those in the rest of the building. The metal bowl sink in the bathroom is tasteless and even offensive. More importantly, while I kind of like the idea of an old building encased by a new building, I think it has a strange and depressing effect in the 1-bedroom unit.
Awesome: I used to live right on 14th across from Union Square. It is great being close by, but it can be a bit chaotic. An ice cream truck used to park under my place and drive me crazy. That said I loved the location as you can walk everywhere (WV, EV, Soho). I always thought living just below 14th would be ideal: bit quieter, pretty streets, but still close to everything. So I agree with others, that 3 is by far the best choice. Up at Madison Sq. you start to actually be a bit far from good restos and what not.
Agree with Ottawa, choose a $2mm 1 bedroom with the only bathroom accessible through the bedroom.
You really shouldn't be *buying* a one bedroom apartment. Find a 2-bedroom you can afford.

Washington Square has the most entertainment.
The piano man, the dude who feeds birds and squirrels by hand, and those silly new yorkers who dress their dogs in clothing and outfits.
Grand Madison has some awkward floorplans.
And the north penthouses have cell tower antennas so close you can read the serial numbers.
Union Square is 22 year old paradise, if you're buying for 30's then move on.

Buildings on park are commercial or post grad type residential / parkay floor 1-beds.
Close your eyes in Madison Square and you'll hear birds, in Union you'll hear skateboards if you're lucky, protesters if you're not.

Sketchy (teenagers hook-up spot, meet up point for gang fights, etc.).. If you disagree on this one just count the marked police cars parked on eastern side of park at any given time

Thanks all I guess I get it. At the end of day it all depends on how much I am willing to spend on my 1bed condo. washington square is nicer but madison square is 30% cheaper and has more chances to grow. Devonshire is my favorite but Grand Madison is a realistic choice.
Union Square will put you within walking distance of the Strand, the greatest bookstore in the world. That's reason to live there all by itself.
Btw, Triple 0, the Strand is very much in walking distance of the Devonshire as well, probably closer than Union Square.
Personally, I agree with the choice of Madison Square except for $1MM+ I would not want my guests in my bedroom when they had to use the bathroom. In that price range I would look for an extra half bath or a bathroom that is close to my bedroom but accessible from the hall. But each person has their own priorities.
