also...yes i am worry about my investment.... even the same apt few fls lower priced almost 400k more now...

I saw this building; very nice but the bedrooms on many of the floorplans are tiny. This is ultimately what stopped us from buying here.

Building looks nice.
Better quality thn Kalahari i think.
Much more expensive.....i am expecting to see different type of people living @ Adeline.....

I dont think October 15th is realistic - they have to provide you with 30 day notice , and to day is September 15th already.
I just heard -the TCO next month and closings should happen Nov/Dec

Thank you for the reply. We are still waiting!! (Although were told earlier this week that we should receive it within a few days). Were they able to schedule your walk through and closing around the same time? Sorry for all the questions -- it's just been hard to get any information about what is going on and we are anxious to move in.

That is so frustrating - still no closing letter, and they are not getting back to my broker or lawyer about scheduling the walk-through. Thanks for the info. :(

Sejuku, a lot of people are trying to close at the same time, they must be really swamped I can imagine. I would go and try to see them in their office which may help speeding up the process little bit.

Thanks UU61 - I will try that. I don't see how they can schedule the walk through so far in advance of the closing - in my past experience, the walk-through is done right before the closing to ensure that the property is delivered in the condition it was promised (ie- not damaged before the closing). Did you choose to schedule your closing later, or are they postponing your closing?

I just accompanied my client through a closing at The Adeline. They are scheduling walk-thrus appoximately two weeks in advance and then doing final walk-thrus the day before or day of closing. This is the process of a very serious developer and great for purchasers. After our first walk-thru, by the way, there were four minor items on the punch list. I have only ever had that experience previously with Related. Hope this helps. Thanks.

Thanks, mdiane. I did the initial walk-through on Friday but still no date for the closing. I was one of the very first buyers and bought one of the biggest apartments -- no idea why my closing is taking so long, or why I seem to be at the bottom of their list. They seem to have done a very good job on the building but are extremely non-responsive.

A bit of insight on the delays and lack of responsiveness on the closings... the developer's attorney dissolved their office and were acquired by another firm in November/December. So a big cause for the delays is certainly due to a new law firm absorbing the workload for all of the closings

Yeah, I don't know if I agree with the delay being caused by having to absorb extra work. I know about the merger between the two firms. That doesn't explain the staggering level of unresponsiveness and inconsistent explanations provided for why our closing is so delayed. I am also a lawyer - we are all busy. Real estate closings are not rocket science. Thankfully we have a closing date now - after kicking and screaming for almost a month.

Muromec, you think the website would be helpful to put rental listings, etc? The sales team had a website for sales purposes, that domain can also be transferred at some point - just as an idea.

We need a website for communication with management, board, your neighbors. Request for repairs, services etc . Where you can communicate with your neighbors -babysitting, housekeeping, sales/ rentals etc. where you can find all building related decuments including sale/rental/building finance paperwork and forms.

Muromec - 100% agree with you. So far there is an email contact that I have been using for whatever questions/concerns I wanted to pass to management. Website would be excellent. An online payment option for the maintenance should be on the website as well. Give me your email pls.

Could someone who lives there tell me what it's like to live there (how you like the building/a[t quality generally, your neighbors and the neighborhood, the building staff, the amenities and maintenance of the amenities (the gym and roof decks primarily). Lots of amilies with kids or mostly singles, etc. Does anyone use the garage. I walked around the neighborhood last week. Why is there nothing (no shops etc.) on Malcolm X all the way down to the park? It's like a wasteland...and then adam clayton powell is packed.

Very seriously considering this building.

9 ft ceiling makes a good deal. many of $1500/sqft high end buildings in UES /UWS only got 8ft ceiling and no washer/dryer in the unit.

the down side of this building and the kalahari is that, the harlem hype is already gone, so you have difficulty reselling it

very nice and clean building, friendly staff, management company is also not bad, easy to commute location, people living in the building are mostly very well educated, amenities are decent, gym not too big but useful. same with the kids' room. 5 min - 5 blocks walk to the central park - that's priceless... downside is that it is still Harlem but it is manageable compared to East Harlem. overall very nice building and it makes a decent living there.
