Discussion about The Adeline at 23 West 116th Street in South Harlem
also...yes i am worry about my investment.... even the same apt few fls lower priced almost 400k more now...
Muromec, any update on the closing date?
Nope,
i was told 2-3 wks ago-still November
63 apts sold 20 apts left
Muromec, do you know if the model unit is open in the building?
yes
1 more sold.
14 left i think , all top $ apts, priced 1300-1400 per sq ft. Great for the building value!
I saw this building; very nice but the bedrooms on many of the floorplans are tiny. This is ultimately what stopped us from buying here.
13 apts left . Out of 83
any update on a closing date?
Building looks nice.
Better quality thn Kalahari i think.
Much more expensive.....i am expecting to see different type of people living @ Adeline.....
I'm hearing on/around Oct 15th to start...
I dont think October 15th is realistic - they have to provide you with 30 day notice , and to day is September 15th already.
I just heard -the TCO next month and closings should happen Nov/Dec
10 apt left.
73 in contract
any update on TCO and closings?
I heard TCO this wk and closing after that .
Rental units have moving day - December 1st.
I see - thank you
did u get a closing letter?
negative -
has anyone seen their closing letter yet?
yes, I got mine.
did not get it yet
Anybody has closed/moved in yet?
just received my letter
I went into contract in early Feb 2013 and still waiting for my closing letter. For the people who have received letters, can you let me know when you went into contract? Thanks.
early Feb as well and received the Letter early December.
Thank you for the reply. We are still waiting!! (Although were told earlier this week that we should receive it within a few days). Were they able to schedule your walk through and closing around the same time? Sorry for all the questions -- it's just been hard to get any information about what is going on and we are anxious to move in.
We were told that they had already around 15 closings as of today . My walk through was 2 wks prior to the closing
I see lots of rentals- total 8 already , 7 active and 1 looks like already in a contract
That is so frustrating - still no closing letter, and they are not getting back to my broker or lawyer about scheduling the walk-through. Thanks for the info. :(
Got the letter early December, had the walk through mid December and haven't closed yet.
Sejuku, a lot of people are trying to close at the same time, they must be really swamped I can imagine. I would go and try to see them in their office which may help speeding up the process little bit.
Thanks UU61 - I will try that. I don't see how they can schedule the walk through so far in advance of the closing - in my past experience, the walk-through is done right before the closing to ensure that the property is delivered in the condition it was promised (ie- not damaged before the closing). Did you choose to schedule your closing later, or are they postponing your closing?
I just accompanied my client through a closing at The Adeline. They are scheduling walk-thrus appoximately two weeks in advance and then doing final walk-thrus the day before or day of closing. This is the process of a very serious developer and great for purchasers. After our first walk-thru, by the way, there were four minor items on the punch list. I have only ever had that experience previously with Related. Hope this helps. Thanks.
Thanks, mdiane. I did the initial walk-through on Friday but still no date for the closing. I was one of the very first buyers and bought one of the biggest apartments -- no idea why my closing is taking so long, or why I seem to be at the bottom of their list. They seem to have done a very good job on the building but are extremely non-responsive.
A bit of insight on the delays and lack of responsiveness on the closings... the developer's attorney dissolved their office and were acquired by another firm in November/December. So a big cause for the delays is certainly due to a new law firm absorbing the workload for all of the closings
they had 26-29 closings already
lots of work and extra time involved with CEMA as well...
Yeah, I don't know if I agree with the delay being caused by having to absorb extra work. I know about the merger between the two firms. That doesn't explain the staggering level of unresponsiveness and inconsistent explanations provided for why our closing is so delayed. I am also a lawyer - we are all busy. Real estate closings are not rocket science. Thankfully we have a closing date now - after kicking and screaming for almost a month.
Are these closing prices real? It seems that no one paid anywhere near asking price.
I started this forum last year. Looks like prices went up 30-50% from initial offering price
is that good or bad?
We need a website for our building, any ideas?
Also all rentals are gone... 4000/mo and above? most expensive building in central harlem?
Where is the front door located?
Front door located @ 23 west 116th str
Muromec, you think the website would be helpful to put rental listings, etc? The sales team had a website for sales purposes, that domain can also be transferred at some point - just as an idea.
We need a website for communication with management, board, your neighbors. Request for repairs, services etc . Where you can communicate with your neighbors -babysitting, housekeeping, sales/ rentals etc. where you can find all building related decuments including sale/rental/building finance paperwork and forms.
It has to be a separate website. Nothing to do with the original website
Check kalaharicondo dot com
You mean BuildingLink. There're probably some competitors, too.
Muromec - 100% agree with you. So far there is an email contact that I have been using for whatever questions/concerns I wanted to pass to management. Website would be excellent. An online payment option for the maintenance should be on the website as well. Give me your email pls.
BTW , you can pay CC online- ask management for details- they will provide you with instructions
First resale @ Adeline- 4B , 2 br 2 ba listed for 1.3 mln ,
closed less thn 12 mo ago for 700k+
to be exact- closing was for 721k ( including some closing cost that was included in the reported closing price)
So are you going to sell and walk away from the table, or hold out for more at the risk of the current bubble popping?
I am not sure ,
what do you think?
Don't sell , we love your posts
another bubble is about to hit in a year or so - rumors in the market. What do you think?
so we have 1 year to sell......
don't sell
why not?
UU61, I am looking to buy 1 br in this building if you want to sell- direct deal , no brokers, let me know
Muromec, not at the moment but probably in 1-3 years. already see two 2 bedrooms in the market, one of them yours? $/SF numbers are pretty good for those two units.
nope , I am keeping mine
Muromec, do you know any update about the Conway building? They will bring another building to that corner?
no updates... would be nice to get a new construction similar to Circa on the Park/285 west 110th str with pricing 1500-3000 $/sq ft....
circa is/will be very expensive - all about the location...
I know, I went for presentation one of the first one
Muromec, any trending buildings in the area in these days? similar to Adeline and with tax abatement?
Could someone who lives there tell me what it's like to live there (how you like the building/a[t quality generally, your neighbors and the neighborhood, the building staff, the amenities and maintenance of the amenities (the gym and roof decks primarily). Lots of amilies with kids or mostly singles, etc. Does anyone use the garage. I walked around the neighborhood last week. Why is there nothing (no shops etc.) on Malcolm X all the way down to the park? It's like a wasteland...and then adam clayton powell is packed.
Very seriously considering this building.
Thank you!
9 ft ceiling makes a good deal. many of $1500/sqft high end buildings in UES /UWS only got 8ft ceiling and no washer/dryer in the unit.
the down side of this building and the kalahari is that, the harlem hype is already gone, so you have difficulty reselling it
very nice and clean building, friendly staff, management company is also not bad, easy to commute location, people living in the building are mostly very well educated, amenities are decent, gym not too big but useful. same with the kids' room. 5 min - 5 blocks walk to the central park - that's priceless... downside is that it is still Harlem but it is manageable compared to East Harlem. overall very nice building and it makes a decent living there.
