What's so great about 15 CPW?

dmf13: The interior motor court is supposed to echo buildings like the Apthorp and the Belnord. I don't know how well the effect works; nobody has invited me in for a look yet. Stern and his gang are the reigning masters of adapting classic pre-war design to contemporary needs, so I think they get the benefit of the doubt until I see a first-hand account of depressingly dark apartments on the lower floors of the tower.

The whole development is a triumph of high-end branding: Stern himself, the fantastic location, the over-the-top amenities, and prices that assure the super-rich occupants that they will have only super-rich neighbors. There's much more at work here than snob appeal. It's a perfect package for people for whom price is no object, and for whom conspicuous displays of wealth in the company of their peers have practical as well as emotional value.

Stern's own brand is already fading.

Pre-war ultimately can't be modernized into a mega-complex without exuding a distinctly suburban sheen. 15 CPW will quickly age and look like a 1980s country club with a circular driveway.

The Superior Ink block(ade) already looks like it should have an attached marina. It's the kind of project that looks great on the boards, but completely out-of-context when seen within it surroundings. None of this will matter to the developer, because they have masterfully hyped it such that it will likely sell out before it's lack of believability becomes apparent.

It's all hype. The building itself is quite ugly, the "motor court" is tiny and useless, and the interiors are just white boxes with hardwood floors. Pure hype and ridiculous amenities.

What's so great about 15 CPW is the fact that people like you actually ask the question "What's so great about 15 CPW?"

Oh, please, it's a legitimate question since sales there have totally skewed the picture of the current market.
