Lease Renewal/Month to Month Leases

My lease is up at the end of July and my landlord is unwilling to sign a month to month lease and has offered only a 1 year lease. If I don't tell the landlord that I want to renew for 1 year and assuming the landlord doesn't push me for an answer (they seem fairly disorganized), I am under the impression that the lease defaults to a month to lease. Is that correct? If so, how is the rate determined? I'm hoping the landlord will wake up at the end of July and realize I haven't said yes/no to the renewal and will accept the month to month lease for at least August (I only need the place for a couples of months).

As disorganized as they seem, odds are that they will figure this out - if you lease is up at the end of July - probably in June. Do not simply be under the impressiong as to what happens at the end of your lease. It should specifically state what happens in the lease.

If you didn't say yes or no by the end of your lease, the default is no. It seems like you're gearing to scam the landlord. Why?
