East Hill Condos - Any Thoughts

Does anyone have any thoughts regarding the East Hill condo development on East 95th street?
Unless your child can get into the gifted program at the Lower Lab school, the zoned public school's latest evaluation got a score of 45.5 out of 100 and an overall grade of "C". It's PS 198 and the report is here:

Otherwise, the floorplans of the 2br/2ba seem odd to me. Overall, nothing special.
Pros:
- Great prices for new construction (<900 sqft for 1brs, <1000 sqft for some 2brs), extremely low common charges (0.50/sqft)
- Finishings are high quality, and lots of extras included (fireplace, lots of recessed, track lighting, infrastructure for mounting a plasma provided)
- Location is pretty good (2 blocks from subway), not affected by 2nd ave construction noise but has potential to benefit from completion of that line (though I place the odds of that completion as being pretty low)
- Low completion risk - sales just started 2 months ago, but the apartments are almost complete (floors and most fixtures are in), much less uncertainty about size/finishings/completion date compared to most new development that sell 1+ year in advance
Cons:
- no central air/heating
- views aren't great (apartments do get a lot of light though)
- very basic amenity package (small exercise room, roof deck)
Overall, the building has a pretty boutique feel to it, and seems like good value given prices, location and space. Anyone else who's seen it have any other thoughts?

- location is decent (2 blocks from 6 train), plus it's far enough from the 2nd ave construction mess to be affected by noise, but does have potential to benefit from the completion of that line (though the odds of that are pretty low I think), lots of retail around.

- no central air/heat (due to the fact it's a small building)
- basic amenities package (small gym and roof deck only)
Overall, the building has a nice boutique feel to it, and the price point seems compelling for what you're getting in terms of finish quality and location. Anyone else who's seen it have any thoughts?
In the current market, it seems a bit overpriced. Which is why 8A was listed as "sold" for 1985K, then "off market" and now relisted as 8EAST for 1795K (which is likely closer to reality). It's a nice building with prices lower than the stratosphere - but still overpriced in the current market in my opinion (and certainly now in the opinion of the developer who cut 200K off the initial price)
