Relisted by an agent with a firmer grip on the reality of pricing a rabbit warren of little rooms.

Sorry, just noticed it's listed by the same agent. Maybe she finally persuaded the owners that after being on the market for 4 months in a 'hot' market without an closed deal, the owner's price expectation for their rabbit warren needed to be adjusted downward.

Alright, maybe it's not just because it's a rabbit warren. Maybe the board is tough, maybe people paying 1.2M don't want fire escapes outside their window, or to have adjacent lots next door that look like a prime spot for a high rise (empty corner lot, 2 adjacent low buildings adjacent), or to be east of Lex in the 90s.

Question: I know it's a combo, but for the space, does the maint. seem high?

It looks like some changes in layout would make the apartment much more livable. Perhaps the price drop comes from the realization that people would need to invest a considerable amount rearranging the rooms into something more reasonable and to take advantage of the space.

Price predictions?

$500 per square foot, along with all other Manhattan real estate. This will occur any day.
