Discussion about 234 East 70th Street #PH
Anybody have any thoughts regarding this unit? Seems like a nice layout and low monthly.

Looks a bit overpriced by about a million, otherwise not bad except for the low ceilings for a luxury PH

Absolutely the most HIDEOUS lighting fixture over the dining room table I have ever seen.

The fire door allows access to the "private" rooftop terrace, so you can only hope that your neighbors don't want to join you up there.

what's up with the tiny windows in the pictured bedrooms? Who wants a window that feels stuck in a corner of the wall like that? Seems like the lister/photographer might feel the same way, what with the majority of pictures in the listing being of the kitchen/dining/living room space.

Seems a bit pricey, even with the somewhat low monthly.
THe monthly warrants serious examination as does the floorplan.
I can't find a posted condo declaration on acris either. Those monthlies at this point may be wishful thinking.
On the floorplan, I don't understand how on one side of the apartment (floor 1 living/dining, floor 2 master bedroom) the dimensions are 23 feet, and the other side of the apartment, the bedrooms combine for 25.7 feet on one floor, and 27 feet on the other.
In any case, let's call it 25.
If scale for the drawings is accurate, length is @ 58-60 feet. That puts this apartment at @ 2900/3000 square feet as opposed to the 2634 listed. And that doesnt include what looks like about 250 sq ft of outdoor. The rest of the roof is therefore public.
Now you do lose around 400 sq ft between both floors staircase and elevator.
That kind of connects the dots rather nicely except nobody deducts that out of the goodness of their heart.
As with any new devolopment.....verify, verify, verify.

One last comment about it being a penthouse;
Though technically it is, when your the shortest building on the block and all your views are other windows, your reduced to just an apartment with some outdoor space.

I cant imagine that you don't hear the elevator noise in the master bedroom......anyone visited the site to confirm?

Definitely overpriced, especially considering the cookie-cutter layout, humdrum finishes, low ceilings and lack of light.
