Rental returns are 3 - 4% now (before expenses - and I would venture most people don't report it). Any investment is a guess that real estate keeps going up - which it has over the last 5 years

That said Carroll Gardens is a beautiful neighborhood - but this place looks like Hitler's death bunker

"On a quiet , tree-lined street in Carroll Gardens" ...and the back of the building conveniently right up against the BQE and the service road.
